Just go with Rob. Seriously, you'll be doing yourself the biggest favor. You look through his reviews and you hear the same things: honest, invested in the process, patient, knowledgeable, always available. My wife and I were first-time home buyers and Rob helped us avoid overpaying for the wrong house. I REPEAT: We were early in the process and ready to put in an offer that was way over asking for a house that was ultimately not right for our family. I still can't get over that. I don't know many salespeople in any field that have that strong of a moral compass. If we worked with any other realtor, we would have closed on that house and really would have regretted it.
