Year over year in April 2026, Dale County’s typical home value was essentially flat, while listing prices moved higher. The median list price rose about 7 percent from a year earlier, and active listings increased more than 13 percent. At the same time, homes sold fell roughly 16 percent compared with last April, showing softer closed sales despite more options on the market.

Looking at the latest monthly snapshot, conditions have shifted quickly in recent months. The median list price jumped more than 30 percent from March to April, and pending sales climbed 36 percent as more buyers committed to contracts. Inventory also expanded, with active listings up nearly 19 percent month over month.

Days on market shortened notably, with the median time to sell dropping from 65 days in March to 42 days in April, even as months of supply expanded to 6.4, well above Alabama’s 4.8 months. Only about 18 percent of homes sold above list price and the average sale-to-list ratio hovered just over 97 percent, indicating that many sellers are negotiating but still close to asking. Compared with the higher statewide median sale price of around $299,000, Dale County’s typical value near $206,000 may appeal to budget-conscious buyers seeking relative affordability.
