Only about 18 percent of homes sold above list price and the average sale-to-list ratio hovered just over 97 percent, indicating that many sellers are negotiating but still close to asking. Compared with the higher statewide median sale price of around $299,000, Dale County’s typical value near $206,000 may appeal to budget-conscious buyers seeking relative affordability.
