Compared with a year ago, Franklin County’s prices have eased while activity has picked up. The typical home value is down double digits year over year, and the median list price has fallen by a similar margin, while active listings have surged nearly 67 percent and pending sales have jumped more than 66 percent.

In May 2026 specifically, the typical home value was about $138,000 and the median list price was around $176,000, pointing to more approachable price points than the state overall, where the median sale price is just over $307,000. Inventory stood at 102 active listings and 6.4 months of supply, signaling a neutral market that gives both sides more room to negotiate than in much of Alabama.

Sales dynamics also shifted this month, with homes sold rising to 13 and new listings up to 28, even as the median days on market shortened to 46 compared with April.
