Winston County is showing plenty of options for buyers, with 178 active listings on the market. Months of supply has climbed to 11.7, up sharply from 6.6 just a month earlier, underscoring a strong buyer’s market. Contract activity has cooled, with only 13 homes sold in September and pending sales down compared with both last month and last year.
Pricing, however, is moving in a different direction than sales volume. The typical home value reached about $663,500 in September, surging more than 50 percent year over year and jumping significantly from August. List prices are following suit, with the median list price also up more than 50 percent compared with a year ago, even as Alabama as a whole is seeing only modest price growth. Sellers are still making concessions in many cases, as the average sale-to-list ratio sits around 94 percent and no recent sales closed above the asking price.
Homes are changing hands more quickly than they were earlier this year, with median days on market dropping to 76, down roughly a third from last month and about a quarter from last year. While new listings have increased modestly year over year, the drop in closed sales and elevated inventory give buyers more leverage at the negotiation table.
