Chugiak had 23 new listings and 24 listings that went under contract in April, decreasing the area’s total available inventory to 13—down 27.78% from the previous month. Inventory is projected to have further decreased in May.
The median listing price for homes in Chugiak grew 1.44% from March to April, bringing the current median listing price to $563,000. Based on projected data for May, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In April 2025, the median time for a listed property to go pending was 37.5 days, compared to 20 days in April 2024.
