Year over year, Downtown Anchorage’s rolling three-month home values have surged, with the typical home value up more than 180 percent compared with last year. At the same time, the broader city of Anchorage has seen a much milder home price rise of about 6 percent, underscoring how sharply this neighborhood has shifted.
In the latest rolling three-month period ending in August 2026, buyers are seeing a median list price that is down more than 16 percent from a year ago, even as the typical sold home value sits much higher. Sales activity has picked up substantially, with homes sold more than doubling and pending sales up over 60 percent compared with a year earlier.
Inventory conditions have changed direction as well, with active listings down slightly year over year but months of supply dropping to just over two months, keeping Downtown Anchorage in a seller’s market. Even with this low supply, homes are taking longer to sell than a year ago, with median days on market rising to around six weeks and the average sale-to-list ratio easing to about 93 percent.
