Inventory and contract activity in Fairview are shifting when viewed over the latest rolling three-month period ending in May 2026. Active listings are roughly flat year over year, down only slightly by about 3 percent, while homes sold have fallen nearly 37 percent. New listings are up around 9 percent from a year ago, and pending sales are holding close to last year’s level.

Prices are adjusting as demand cools. The typical home value over this three-month window is down about 13 percent compared with a year earlier, even as the median list price has edged up a bit more than 4 percent. Compared with Anchorage overall, where the median sale price is higher and up slightly year over year, Fairview is currently offering a lower price point with more noticeable softening.

Conditions have also shifted toward a slower pace and more balance between buyers and sellers. Months of supply has climbed sharply year over year to about 3.2 months, more than double Anchorage’s 1.5 months, and homes now sit a median of 15 days on the market versus much faster turnover last year. Even with these changes, about 53 percent of listings go off the market within two weeks and roughly 27 percent of recent sales closed above list price, signaling selective pockets of strong demand.
