Year-over-year, Mid Hillside’s rolling three-month data shows mixed price trends, with the typical home value down about 6% while Anchorage overall is slightly up. Listing behavior has shifted in the other direction, as the median list price has jumped more than 30% compared with a year ago. Inventory is still tight, with months of supply dropping more than half from last year to just over one month.

In the latest rolling period through May 2026, there were 20 active listings, with 17 new listings coming on the market and 12 homes sold. Buyers are moving quickly when they see the right property, as the median days on market is only 13 days in this period.

Demand indicators have stayed solid, with pending sales up a bit more than 8% year over year even as closed sales slipped and the share of homes selling above list declined to about one-third. The average sale-to-list price ratio remains high at just under 99%, showing that sellers are still achieving prices close to their asking amounts.
