New listings also slowed to just 4 for the month, while pending sales dropped sharply year over year by about 77.78 percent, signaling fewer deals moving into contract even in a clear Seller's Market.
Pricing has been relatively steady so far, with the typical home value at $318,500, up about 3.24 percent from last year but flat month over month. List prices, however, are reacting more quickly, with the median list price at $339,750 in March and projected to rise to about $369,625 in April, a jump of more than 21 percent month over month.
Homes are taking longer to go under contract, sitting a median of 63.5 days on the market, which is more than triple the pace from a year ago even though about 16.67 percent of sales still close above list price and the average sale-to-list ratio is a strong 0.998. Compared with Anchorage overall, where typical values are around $410,000, Midtown offers relatively more affordable options but with far less inventory than the city’s 234 active listings.
