November’s finalized data reported the typical value of a home in the neighborhood to be $395,000—up 27.42% over the previous 12 months. For comparison, city-level data pegged home values at $420,000 in Anchorage for the most recent reporting period. That number is expected to float around $430,280 in December.
University Area had 20 new listings and 18 listings that went under contract in November, decreasing the area’s total available inventory to 9—down 25.0% from the previous month. Inventory is projected to have further decreased in December.
The median listing price for homes in University Area fell 4.64% from October to November, bringing the current median listing price to $380,000. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
