April’s finalized data reported the typical value of a home in the neighborhood to be $440,000—up 3.59% over the previous 12 months. For comparison, city-level data pegged home values at $419,750 in Avondale for the most recent reporting period. That number is expected to float around $428,380 in May.

Garden Lakes had 27 new listings and 29 listings that went under contract in April, decreasing the area’s total available inventory to 18—down 25.0% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Garden Lakes fell 3.94% from March to April, bringing the current median listing price to $445,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
