Inventory in Maricopa County has edged down slightly, with about 28,800 active listings in May and a modest month-over-month decline. New listings have fallen more sharply over the past month, while homes sold ticked up nearly 1 percent and are up more than 10 percent from a year ago. Pending sales also show solid year-over-year growth despite a recent month-to-month dip, suggesting buyers are still moving forward even as fewer homes come to market.

Pricing is adjusting gradually in response to these shifts. The typical home value is just under $485,000, down slightly from a year ago, while the median list price has also eased both month over month and year over year. Homes are taking longer to sell than last May, with median days on market around 59, and a relatively small share, about 12 percent, is closing above list price.

Months of supply sits at 3.7, indicating a mild seller’s edge and a tighter setup than Arizona overall, where supply is closer to 4.4 months. Maricopa County also sees a large share of statewide activity, with roughly 6,100 homes sold in May compared with about 8,800 for Arizona as a whole.
