Year-over-year, Graham County’s housing market has cooled noticeably, with the typical home value down sharply and homes sold falling by more than half. Inventory has also thinned compared with last year, yet months of supply has nearly doubled to 3.5 months, signaling buyers now have more leverage than before.
In the latest September 2026 snapshot, the median list price climbed to about $295,000, up around 20 percent from August and roughly 15 percent above a year ago. Even with higher list prices, homes are closing at an average of about 97 percent of list, and only about one in five sales are closing above the asking price.
Recent activity shows a mixed pace: homes are taking a median of 51 days to go under contract, up about 23 percent from last year, while pending sales jumped month over month even as closed sales held steady at a low level.
