Home values in A Mountain have been adjusting in the latest rolling three-month window, with the typical home value down sharply from a year ago and now sitting below the broader Tucson median. Compared with the same period last year, the typical home value in the neighborhood has fallen about 20 percent, while Tucson as a whole has seen only a modest decline of around 2 percent. List prices, however, have not dropped as steeply, with the median list price down a smaller amount year over year, suggesting sellers are testing higher pricing even as closed-sale values soften.

Listing and contract activity point to more movement than a year ago. Homes sold in this three-month period are up roughly 29 percent year over year, and new listings have risen more than 70 percent. Even with more homes changing hands, the number of active listings is only modestly higher than last year, contributing to relatively lean supply.

Inventory has tightened dramatically compared with a year ago, with months of supply cut by about half to 2.6 months, which aligns with the area’s seller’s market gauge. While homes are taking much longer to go under contract based on the higher median days on market, sellers are still finding strong demand, with nearly 60 percent of recent sales closing above list price and sale-to-list ratios hovering just above 100 percent.
