Inventory in Tucson has eased slightly in this rolling three-month view, with active listings down modestly from a year ago while new listings are only slightly lower. Pricing has adjusted gently rather than dramatically, with the typical home value and median list price both down a little more than 1% compared with last year. Time on market is stretching, as the median days on market has risen to the mid-60s and is slightly higher than a year ago, giving buyers more breathing room to compare options. Even so, roughly one in four homes is still going off the market within two weeks, so well-priced properties can move quickly in this seller-leaning environment.
