Amphi’s rolling three-month data through May 2026 shows a market adjusting from earlier highs. Typical home values and list prices have both moved lower month over month, with the median sale price down about 13 percent and the median list price down a similar amount.

Sales activity has cooled, with homes sold and pending sales each dropping around 40 percent compared with the prior three-month period. Inventory has also thinned, as active listings are down about one-third from a year ago. Months of supply has risen to 3.2, indicating more options than a few months back but still leaning toward sellers.

Looking at a longer horizon, prices are well below last year, with the median sale price down nearly 28 percent year over year, even as nearby Tucson’s prices dipped only slightly. Homes are taking longer to sell on average, with the median days on market now at 119 in this rolling view. Despite softer demand, about 14 percent of properties are still selling above list, and the average sale-to-list ratio is around 95 percent.
