Price trends in Las Vistas have shifted notably in the latest rolling three-month view ending in May 2026. The typical home value is about $140,000, down compared with a year ago, and also well below Tucson’s broader median sale price of roughly $320,000. List prices are moving in the opposite direction, with the median list price up sharply year over year, indicating sellers are testing higher asking prices even as closed sale prices soften.

Listing and contract activity has picked up from last year. Active listings have more than doubled year over year, and new listings and pending sales are also up strongly over the same period.
