Year over year, Mountain Home’s rolling three-month numbers show home values edging higher while sales activity cools. The typical home value is up around 7% from last June, and median list prices have risen at a similar pace. At the same time, the number of homes sold over the period is down compared with a year ago, signaling softer demand than in recent summers.

Looking at the latest rolling three-month snapshot through June 2026, buyers are seeing more options and slower price pressure. Active listings sit just under 200 homes, slightly below last year but noticeably higher than earlier in 2023, and months of supply has expanded to 4.8, more than double its level two years ago. Homes are now taking a median of 71 days to go under contract, far longer than the roughly one-month pace seen in 2023, giving shoppers more time to decide.

Seller leverage has cooled from recent peaks, with only about 11% of properties selling above list price compared with more than a quarter in mid-2023. The average sale-to-list price ratio has eased to just under 97%, indicating buyers have regained some negotiating room. Even so, Mountain Home is still classified as a seller’s market, with pending sales holding close to new listing activity.
