Inventory in Platinum Triangle has expanded in this rolling three-month view, with active listings up slightly year over year while months of supply has nearly doubled to 7.3, signaling a clear tilt toward a slower, more neutral market. At the same time, contract activity has cooled, as homes sold are down modestly from a year ago and pending sales have dropped sharply, indicating more hesitation among buyers.

Pricing has adjusted to this softer demand, with the median list price falling significantly from a year ago even as the typical home value is still up modestly year over year. Despite the cooler tone, sellers who do secure a buyer are often achieving strong results, with an average sale-to-list ratio just above 100 percent and more than one in five sales closing above the asking price.

Time on market has lengthened substantially compared with last year, with the median home now taking about seven weeks to go under contract, yet a notable share still goes off the market within two weeks, showing that well-positioned homes can move quickly.
