Anaheim Hills’ rolling three-month numbers through May 2026 show prices edging higher while activity also ticks up. The typical home value rose about 7% from the prior three-month period, and median list prices climbed around 4%, even as active listings and homes sold each increased modestly.

Month to month, buyers are seeing slightly more options, but compared with a year ago there are fewer choices and slower sales. Active listings are down about 12% year over year and homes sold are off by roughly 13%. New listings have fallen even more sharply, dropping about 18% from last year.

Homes are taking longer to sell than they did a year ago, with median days on market up significantly to about a month, and months of supply has edged up to 2.6, still consistent with a seller’s market. Pricing power remains firm, with an average sale-to-list ratio just over 100% and more than 40% of homes closing above asking, although that share is lower than last year. Compared with the broader city of Anaheim, where typical sale prices and supply are both a bit lower, Anaheim Hills sits at a higher price point with slightly tighter inventory.
