Morning Star’s rolling three-month data through May 2026 shows home values rising solidly compared with a year ago, with the typical home value up a little over 10 percent year over year. In contrast, the median list price has edged down slightly from last year, suggesting sellers are pricing more carefully even as values climb.

In the latest period, inventory has tightened, with active listings down nearly 40 percent from a year ago and sitting at just 31 homes. Yet buyer activity has picked up, as homes sold have more than doubled year over year, while pending sales have dropped sharply, pointing to a wave of recent closings and fewer deals now in the pipeline.

Days on market have lengthened compared with early 2024, reaching a median of 93 days, and months of supply is at 4.6, well above the 2.8 months seen across Bakersfield as a whole. Even so, the average sale-to-list price ratio is very close to 100 percent and only about 14 percent of sales close above asking, indicating buyers have some leverage while well-priced homes still command strong offers.
