Rio Bravo is seeing a cooler pace of activity in this rolling three-month view. Homes sold are down sharply year over year, dropping more than 60 percent, and pending sales are also down nearly half. Active listings have fallen about 20 percent compared with a year ago, yet inventory has built up enough that months of supply has surged to just over eight, far above the 2.5 months seen across Bakersfield.
Prices are holding relatively steady despite the slower contract flow. The typical home value in Rio Bravo is almost unchanged from a year ago, while the median list price is up a bit more than 6 percent year over year, suggesting sellers are still testing higher price points. Buyers, however, are negotiating, with the average sale-to-list ratio just under 98 percent and only about 28 percent of homes closing above list, slightly higher than last year but still a minority of sales.
Homes are taking around 60 days to go under contract in the current period, but that is actually somewhat faster than a year ago even as supply has grown significantly. A sizeable share of properties, nearly 44 percent, still go off the market within two weeks, showing that well-priced homes can move quickly even in a slower environment.
