February’s finalized data reported the typical value of a home in the city to be $387,000—down 5.38% over the previous 12 months. For comparison, county-level data pegged home values at $415,000 in Fresno County for the most recent reporting period. That number is expected to float around $408,750 in March.
Kerman had 12 new listings and 6 listings that went under contract in February, increasing the area’s total available inventory to 21—up 50.0% from the previous month. Inventory is projected to have further increased in March.
Of those 21 active listings, 14.29% reduced their price in the month of February. The median listing price for homes in Kerman fell 2.6% from January to February, bringing the current median listing price to $413,950. Based on projected data for March, listing prices may continue to fall.
