Year-over-year trends in Fresno County show prices holding fairly steady while activity picks up. Typical home values are up slightly less than 1% from last May, and homes sold have risen nearly 8% over the same period, indicating more closings despite modest price gains.

In the latest May 2026 snapshot, the median sale price sits around $428,700, close to the median list price of about $434,000, and the average sale-to-list ratio is just over 99%, suggesting sellers are getting very near their asking prices.
