February’s finalized data reported the typical value of a home in the county to be $432,500—down 2.18% over the previous 12 months. For comparison, state-level data pegged home values at $820,800 in California for the most recent reporting period. That number is expected to float around $841,550 in March.
Madera County had 123 new listings and 123 listings that went under contract in February, decreasing the area’s total available inventory to 463—down 7.77% from the previous month. Inventory is projected to have further decreased in March.
Of those 463 active listings, 21.6% reduced their price in the month of February. The median listing price for homes in Madera County grew 6.18% from January to February, bringing the current median listing price to $477,820. Based on projected data for March, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In February 2026, the median time for a listed property to go pending was 91 days, compared to 137 days in February 2025.
