February’s finalized data reported the typical value of a home in the city to be $377,000—up 4.14% over the previous 12 months. For comparison, county-level data pegged home values at $432,500 in Madera County for the most recent reporting period. That number is expected to float around $447,500 in March.

Yosemite Lakes had 9 new listings and 16 listings that went under contract in February, decreasing the area’s total available inventory to 49—down 5.77% from the previous month. Inventory is projected to have further decreased in March.

Of those 49 active listings, 16.33% reduced their price in the month of February. The median listing price for homes in Yosemite Lakes fell 6.25% from January to February, bringing the current median listing price to $449,900. Based on projected data for March, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In February 2026, the median time for a listed property to go pending was 126 days, compared to 109 days in February 2025.
