April’s finalized data reported the typical value of a home in the neighborhood to be $1,366,000—down 8.93% over the previous 12 months. For comparison, city-level data pegged home values at $1,210,000 in Pasadena for the most recent reporting period. That number is expected to float around $1,190,000 in May.
Hastings Ranch had 17 new listings and 18 listings that went under contract in April, decreasing the area’s total available inventory to 5—down 28.57% from the previous month. Inventory is projected to have further decreased in May.
