Year over year in Los Angeles County, prices have been mostly steady while activity has picked up. Typical home values are essentially flat compared with last June, but homes sold are up more than 11 percent and pending sales are up about 10 percent. New listings have also risen roughly 6 percent during the same period, indicating more owners are deciding to put their homes on the market.

In the latest June 2026 snapshot, the typical home value sits around $947,000, with a median list price close to $977,000. Inventory stands at about 24,800 active listings, which is down slightly from last year but up month over month, and there is 3.8 months of supply, putting Los Angeles County in a neutral market overall.

Homes are taking longer to sell than a year ago, with median days on market jumping to 44 days and more than doubling year over year, yet sellers are still achieving strong pricing. Roughly 38 percent of homes are selling above list price, and the average sale-to-list ratio is just over 100 percent, showing that many properties still command full price or slightly more. Compared with California as a whole, Los Angeles County remains more expensive, but with a similar level of months of supply.
