Los Angeles County home values in May 2026 inched up about 1% from a year earlier, landing near $937,000, while statewide prices rose a bit faster. Listing activity tightened year over year, with new listings down about 9% and active listings down just over 5%, suggesting fewer fresh options for buyers. At the same time, closed sales rose a little more than 3% compared with last May, showing that demand is still finding its way through limited supply.

Conditions in the latest month show a neutral market, with about 4.1 months of supply compared with 3.2 months across California. Homes are taking longer to sell than last year, with the median days on market doubling to 41 days, yet pricing power remains firm as the average sale-to-list ratio holds right at 100%.

Recent momentum has tilted slightly toward sellers, as the share of homes selling above list has climbed to nearly 39% from early-year levels around 29% to 33%. Even after a modest month-over-month dip in the median list price, roughly one in three homes still goes under contract within two weeks, pointing to strong interest for well-priced properties.
