Los Angeles County home values in April 2026 were up slightly from a year earlier, with the typical sale price rising about 2 percent. Listing prices also edged higher, gaining roughly 2 percent year over year. Compared with the broader California market, Los Angeles County’s typical sale price sat noticeably higher than the state median.

In the latest month, the typical home value reached about $927,000, while the median list price was just under $990,000. Homes took a median of 41 days to sell, more than double the time on market from a year earlier, even as the area still leaned toward sellers.

Inventory has shifted over the past year, with active listings down almost 10 percent and new listings falling more than 11 percent compared with last April. At the same time, homes sold and pending sales dipped only slightly year over year, and the share of homes closing above list price hovered around 39 percent, with the average sale-to-list ratio just over 100 percent. Months of supply was about 3.3, indicating a moderate seller’s market by local standards and a touch above the statewide level.
