Los Angeles County home prices have eased slightly compared to last year, with the typical home value down less than 1 percent year over year in July 2026. Listing prices moved in the opposite direction, up nearly 4 percent from a year ago, suggesting sellers are still testing higher price points. Sales activity edged higher too, as homes sold increased about 3 percent year over year.
In the latest monthly snapshot, the typical home value sits around $922,000, while the median list price is roughly $936,000. Buyers have more options than a year ago but slightly fewer than the broader California market, with about 25,000 active listings in the county and 4.1 months of supply compared with the state’s 3.3 months.
Demand shows through in the pace and strength of offers. About 36 percent of homes sold above list price, and the average sale-to-list ratio is essentially at 100 percent, indicating many properties are still getting offers close to asking. Homes are taking a median of 47 days to go under contract, longer than earlier in the spring, which can give buyers some breathing room. At the same time, new listings and homes sold are both up from last year, keeping activity steady.
