Jurupa Valley’s rolling three-month data through May 2026 shows a modest tightening in activity, with 146 homes sold and 171 going under contract, both down around 9–10% from a year ago. Inventory is still limited at 322 active listings and 2.9 months of supply, which is about 15% lower than last year and signals conditions that lean toward sellers.

Prices are edging higher in response to that lean supply, with the typical home value over the past three months up about 8% year over year and the median list price up a bit more than 2%. At the same time, the average sale-to-list ratio is holding just above 100%, and roughly 47% of homes sold above list price, indicating that many properties still attract strong offers.

Time on market has lengthened notably in this rolling three-month view, with the median days on market now around 40 days, up sharply compared with a year ago, even as it has shortened from earlier this spring.
