North Sacramento’s rolling three-month numbers point to a cooler pricing environment than a year ago. Typical home values are down a bit year over year, and the median list price has slipped as well. At the same time, active listings have grown compared with last year, giving buyers more options than before.

Looking at the latest rolling period through April 2026, inventory and activity have both picked up. Active listings are up year over year while homes sold and pending sales have also increased, showing that buyers are still engaging even as prices ease. Months of supply has risen to just over three months, higher than last year but still consistent with a seller-leaning market by traditional standards.

Conditions have shifted from the faster pace seen in recent years, with the median days on market now around the mid-30s versus much shorter timelines before. Fewer homes are selling above list price than a year ago, and the average sale-to-list ratio is just under 100 percent, suggesting more room for negotiation. Compared with the wider Sacramento city market, North Sacramento has lower typical home values but slightly more inventory relative to sales.
