April’s finalized data reported the typical value of a home in the neighborhood to be $955,000—up 2.63% over the previous 12 months. For comparison, city-level data pegged home values at $1,107,500 in Thousand Oaks for the most recent reporting period. That number is expected to float around $1,122,250 in May.

Potrero Valley had 11 new listings and 13 listings that went under contract in April, increasing the area’s total available inventory to 6—up 50.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Potrero Valley fell 0.0% from March to April, bringing the current median listing price to $969,900. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 41.5 days, compared to 58 days in April 2024.
