Year over year, De Beque’s rolling three-month data shows home values have climbed sharply, with the typical home value up more than 50 percent compared with last year. At the same time, the median list price has risen only modestly, suggesting sellers are not fully matching the pace of recent sale prices.

Looking at activity, homes sold and pending sales are both down nearly half from a year ago, and new listings have fallen by about a third. With only two homes sold and one pending sale in the latest three-month window, this points to a slower, more selective market where each transaction carries more weight.

Inventory conditions have shifted dramatically, as months of supply has grown to 7.7, up sharply from roughly three months a year earlier, and active listings are slightly lower than last year. Homes are also taking much longer to sell, with the median days on market jumping to 171, yet about half of recent sales still closed above the list price and the average sale-to-list ratio is holding just over 101 percent.
