Year-over-year, Denver County home values in August 2026 inched up, with the typical home value rising a bit faster than the statewide gain in Colorado. At the same time, homes sold fell compared with last year and pending sales dropped even more, pointing to softer buyer demand than a year ago.
In the latest monthly snapshot, the typical home value slipped notably from July while the median list price ticked slightly higher, suggesting sellers are testing prices but buyers are negotiating. Supply has climbed sharply over the past year to about five months, and the county now sits in a buyer’s market even though Colorado overall has somewhat leaner inventory.
Current conditions show 4,570 active listings and 1,090 new listings in August, giving shoppers more choices even as closed sales declined month over month. With homes taking a median of 37 days to sell and only about 15 percent closing above list price, sellers need to price carefully while buyers have more room to evaluate options.
