Year-over-year, Denver County’s typical home value in April dipped slightly, down a bit more than 3 percent, while the broader Colorado market slipped just over 2 percent. Buyers are taking longer to commit than a year ago, with median days on market jumping to 18, more than double last year, yet the area still sits above the state median price level.

Looking at the latest month, activity has picked up even as prices softened slightly from March. Homes sold rose more than 12 percent month over month to 969, new listings climbed about 11 percent, and active inventory increased nearly 10 percent, signaling more choices emerging for shoppers.

Supply and pricing dynamics highlight a market that leans toward sellers but not overwhelmingly so. Months of supply is at 3.4, well below last year’s level and under the statewide figure of 4 months, yet only about 20 percent of homes are selling above list and the average sale-to-list ratio sits just under 99 percent, suggesting more balanced negotiations.
