Year over year, Capitol Hill’s prices have eased while listing trends have shifted. The typical home value over the latest rolling three-month period is down about 7 percent from a year ago, even as the median list price is up roughly 7 percent. At the same time, homes sold have increased around 8 percent from last year’s rolling window, signaling steady demand despite softer prices.

Looking at the latest rolling three-month snapshot ending in April 2026, buyers are seeing more time and options. Homes are taking a median of 83 days to go under contract, and there are about 6.6 months of supply on the market, far higher than Denver’s 3.9 months of supply over the same period.

Active listings have dipped slightly from a year ago, even as new listings over the latest period are well below last year’s pace, which could limit choices if demand strengthens again.
