New Castle’s rolling three-month data through August 2026 shows home values and asking prices moving higher than a year ago. Typical home values are up about 9 percent year over year, while the median list price has climbed roughly 16 percent. At the same time, homes are taking longer to sell, with median days on market rising about 16 percent compared with last year.
Inventory conditions have shifted noticeably over the past year. Active listings are up more than 29 percent year over year, and months of supply has grown sharply to about 7.2 months, signaling a much looser environment than last summer. Despite this, the market gauge still classifies New Castle as a seller’s market, and roughly 17 percent of recent sales closed above the list price.
Looking at recent activity, 25 homes sold and 22 went under contract in the latest three-month period, but both closed and pending sales are down more than 20 percent from a year earlier. New listings have increased about 15 percent year over year, giving buyers more choice even as demand has cooled. With an average sale-to-list ratio near 98 percent and a median of 36 days on market, pricing and timing strategies matter for both sides of the table.
