November’s finalized data reported the typical value of a home in the city to be $447,500—up 37.92% over the previous 12 months. For comparison, county-level data pegged home values at $415,990 in Mesa County for the most recent reporting period. That number is expected to float around $424,480 in December.

Orchard Mesa had 6 new listings and 6 listings that went under contract in November, decreasing the area’s total available inventory to 23—down 4.17% from the previous month. Inventory is projected to have further decreased in December.

Of those 23 active listings, 21.74% reduced their price in the month of November. The median listing price for homes in Orchard Mesa fell 7.08% from October to November, bringing the current median listing price to $380,500. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
