Inventory in Park County has expanded recently, with about 404 active listings in May and a month-over-month increase of just over 15 percent. New listings also edged up compared with April, even though they are down nearly 18 percent from a year ago. Months of supply is around 6.7, higher than the statewide figure of roughly four months, and aligns with the current buyer’s market reading.

Contract activity is sending mixed signals. Homes sold jumped more than 70 percent compared with last May, yet pending sales are down about 25 percent year over year, suggesting some cooling in near-term demand. Typical homes are taking around 27 days to go under contract, which is faster than earlier this year but still a bit slower than last spring.

Prices are adjusting to these conditions. The typical home value is down more than 12 percent from a year ago, and the median list price is roughly flat year over year, indicating sellers are testing pricing while buyers have more options. Only about 14 percent of recent sales closed above list price, and the average sale-to-list ratio sits near 96 percent, showing limited bidding wars.
