Inventory in Colorado Springs has expanded in this rolling three-month view, with active listings up slightly from a year ago and totaling 4,827. New listings also inched higher year over year, while homes sold rose more noticeably, reflecting steady buyer demand. Pending sales, however, slipped a bit compared to last year, hinting that some buyers may be more selective or price sensitive.

Pricing has softened compared with the same period a year earlier, with the typical home value and median list price both down a few percent year over year. Even with that pullback, homes are still selling close to asking, as the average sale-to-list ratio sits just under 100 percent, and about one in five sales are closing above list price.

Homes are taking a bit longer to sell than in past spring peaks, with a current median of 43 days on market, but supply at 3.7 months still supports a seller’s market overall. The share of homes going under contract within two weeks, at roughly 39 percent, shows that well-priced properties can move quickly despite the added inventory.
