In the latest month, pricing softened a bit, with typical values down 7.13 percent from January and the median list price easing to about $289,000. Homes are moving faster than a year ago, with days on market down more than 22 percent to 86 days, even as 15 new listings and 14 pending sales point to slower activity than last year.
Looking ahead to March 2026, projections point to typical values near $281,325 and a median list price around $284,000, while inventory is expected to edge up to about 65 homes from 63.
