Homes in Downtown Washington are taking longer to sell in this rolling three-month period, with the median days on market up slightly year over year and recently reaching 85 days. This slower pace lines up with the area’s buyer’s market reading and signals that many listings are spending several months on the market before going under contract.
Prices, however, are still higher than a year ago. The typical home value has risen about 10 percent year over year, even as the broader city of Washington has seen a slight decline. At the same time, the median list price has climbed sharply compared with last year, suggesting sellers are testing higher asking prices.
