Year-over-year, Georgetown’s rolling three-month numbers show softer prices and shifting dynamics. The typical home value is down compared with last June, with the median sale price off by more than 7 percent and the median list price down over 18 percent. At the same time, inventory is slightly higher than a year ago, and homes are taking much longer to sell, as median days on market have jumped sharply.

Buyer and seller activity has picked up compared with earlier this year, even as it trails last year’s pace. Homes sold in the latest three-month window are down roughly 18 percent from a year ago, yet pending sales are slightly higher and nearly half of listings go off the market within two weeks. About 23 percent of sales are closing above list price, and the average sale-to-list ratio is just under 98 percent, signaling that well-priced homes still command strong offers.
