Northeast Washington home values are holding relatively steady, with a typical home value of about $600,000 in March 2026, down a modest 1.64% from last year but up 1.27% from the prior month. This is more affordable than the broader Washington city area, where typical values are around $678,000. List prices are slightly lower than values, with a median list price of $575,000 and a projected dip to about $567,500 in April. While prices are edging around, they are not swinging sharply. That balance suggests buyers and sellers are still feeling each other out on value.

Listing and contract activity underscore that dynamic. Inventory reached 667 homes in March, up 4.22% from the previous month but still about 16.63% lower than a year ago. New listings totaled 569 and are down more than 25% year over year. Pending sales came in at 420, a slight 2.33% decline from last year. With inventory projected to rise to about 680 homes, options may broaden a bit.

Homes are taking longer to sell, spending a median of 94 days on the market, which is more than 54% higher than last year, and about 27.5% of recent sales closed above list price with an average sale-to-list ratio of about 0.98. Even with slower timelines, the market gauge still points to a seller’s market, reflecting limited supply and selective buyers. Compared with the city overall, Northeast offers relatively lower prices but similar push-and-pull between buyers and sellers.
