April’s finalized data reported the typical value of a home in the neighborhood to be $645,000—up 27.09% over the previous 12 months. For comparison, city-level data pegged home values at $740,000 in Washington for the most recent reporting period. That number is expected to float around $785,000 in May.

Woodridge-Fort Lincoln had 30 new listings and 23 listings that went under contract in April, increasing the area’s total available inventory to 32—up 14.29% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Woodridge-Fort Lincoln fell 10.68% from March to April, bringing the current median listing price to $652,000. Based on projected data for May, listing prices may continue to fall.
