Inventory in The Palisades has expanded in the latest rolling three-month view, with active listings up more than 12% year over year. New listings have also risen, climbing nearly 22% compared with the same period last year, which is giving buyers more options. At the same time, homes are moving into contract more frequently, as pending sales are up about 9% year over year.

Contract activity and closed sales have both increased, even as pricing has eased slightly. Homes sold are up a bit from last year, while the typical home value is down around 2% year over year and the median list price is down just over 5%, suggesting sellers are adjusting expectations to meet current demand.

Speed and negotiation patterns are also shifting. The median days on market is now just 17, far lower than a year ago, and more than half of homes go off the market within two weeks, indicating that well-priced properties still attract quick interest. About 29% of recent sales closed above list price and the average sale-to-list ratio is just under 100%, reinforcing that buyers and sellers are finding common ground.
