Inventory in The Palisades has tightened, with only 12 homes on the market in February 2026 and a 20.0% drop from the prior month. New listings slowed to 14, down about 39.13% year over year, so fewer options are reaching buyers. Even with limited supply, 13 homes went under contract, only slightly below last year, keeping activity moving but more selective.
Pricing is adjusting to this balance of fewer listings and steady contract flow. The typical home value climbed to about $1,392,500, up 5.89% from a year ago and 12.3% in just one month, and it is projected to rise further to around $1,468,750 next month. At the same time, the median list price dipped to roughly $1,290,000, down 10.73% month over month, signaling that sellers are fine-tuning asking prices even as underlying values trend higher.
Homes are taking much longer to sell, with a median of 107 days on market, which is more than double compared to last year, and only about 10% are closing above list price. On average, sale prices are coming in at about 95.85% of list, giving careful buyers some room to negotiate despite the Seller's Market reading of 9 on the local gauge.
