Year over year, Bradford County’s home prices have edged down while the state overall has inched up. The typical home value here is about 25 percent lower than Florida’s median, giving buyers relatively more price relief. Active listings have fallen more than 15 percent from a year ago, and homes sold are down nearly 24 percent, pointing to a cooler pace of activity.

In April 2026, the typical home value in Bradford County was around $297,000, with a median list price near $329,000. Homes spent a median of 31 days on the market, a sharp drop from recent months, and the sale-to-list price ratio hovered around 98 percent, indicating sellers are pricing close to what buyers ultimately pay.

Inventory conditions show a months-of-supply figure of 4.5, up more than 60 percent from last year and above many recent months, aligning with the county’s designation as a buyer’s market. New listings declined nearly 26 percent from March, while pending sales fell both month over month and more than 45 percent year over year, reflecting more selective buyer activity. Only about 19 percent of homes sold above list price, and roughly a quarter went under contract within two weeks, suggesting a mix of slower and faster-moving properties.
