Bradford County home values have climbed notably over the past year, with the typical home value up more than 16 percent. At the same time, homes sold are down nearly 27 percent year over year, and new listings have fallen by about a third. Months of supply has more than doubled compared with last year, pointing to more options than buyers had before.

In the latest May 2026 snapshot, the median sale price sits around $341,000 while the median list price is lower, just over $311,000. Sellers are getting close to asking, with an average sale-to-list ratio near 98 percent, yet none of the recent sales closed above list price.

Inventory is still relatively tight at about 5 months of supply, slightly leaner than Florida overall, which sits closer to 5.3 months. Homes are taking much longer to sell, with a median of 91 days on market in May, far higher than a year ago, even though more than a quarter of properties still go under contract within two weeks. Pending sales are up strongly from April but remain well below last year, suggesting activity is cooler even as prices rise.
