April’s finalized data reported the typical value of a home in the neighborhood to be $197,000—down 27.04% over the previous 12 months. For comparison, city-level data pegged home values at $315,000 in Daytona Beach for the most recent reporting period. That number is expected to float around $315,000 in May.

South Atlantic Historic District had 37 new listings and 15 listings that went under contract in April, increasing the area’s total available inventory to 55—up 3.77% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in South Atlantic Historic District grew 4.0% from March to April, bringing the current median listing price to $287,000. Based on projected data for May, listing prices may continue to grow.
