Home values in East Gainesville are holding steady, with a typical home value of about $195,000 in February 2026 and no month-over-month or year-over-year change. List prices are edging up, with the median list price rising about 1.49% month over month to roughly $204,950, while prices in the broader city of Gainesville are higher at around $267,500.

Listing and contract activity shows a mixed pace. Homes spent a median of 43 days on the market, up about 38.71% from the prior month but still 12.24% faster than a year ago. Only about 15% of recent sales closed above the asking price, and homes sold for roughly 95% of their list price.
