The typical home value in Coquina Sands is projected to be $5,612,500 for the month of July. June’s finalized data reported the typical value of a home in the neighborhood to be $4,750,000—up 58.33% over the previous 12 months. For comparison, city-level data pegged home values at $1,142,500 in Naples for the most recent reporting period. That number is expected to float around $1,226,250 in July.

Coquina Sands had 6 new listings and 4 listings that went under contract in June, decreasing the area’s total available inventory to 18—down 21.74% from the previous month. Inventory is projected to have further decreased in July.

The median listing price for homes in Coquina Sands grew 127.79% from May to June, bringing the current median listing price to $11,475,000. Based on projected data for July, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
