January’s finalized data reported the typical value of a home in the neighborhood to be $2,237,500—up 22.6% over the previous 12 months. For comparison, city-level data pegged home values at $1,175,000 in Naples for the most recent reporting period. That number is expected to float around $1,162,500 in February.

Coquina Sands had 17 new listings and 11 listings that went under contract in January, increasing the area’s total available inventory to 27—up 8.0% from the previous month. Inventory is projected to have further increased in February.
