Central Naples is seeing fewer homes available, with active listings down more than 20% year over year in this rolling three-month view. New listings have fallen even faster than that, tightening supply even as buyer activity continues. At the same time, months of supply has moved lower compared with last year, helping keep conditions tilted toward sellers.

Contract activity has picked up compared with a year ago, with homes sold up by low double digits and pending sales edging higher. Buyers are taking longer to commit than they did in the recent past, with the median days on market now in the mid-60s and much higher than a year ago, indicating more time to evaluate options.

Prices have generally trended upward over the past year, with the typical home value in Central Naples rising roughly 9% year over year, even as the broader Naples city median price has moved lower. Sellers are still making some pricing concessions, as the average sale-to-list ratio sits around 94% and only a small share of homes close above the asking price.
