April’s finalized data reported the typical value of a home in the city to be $597,500—up 5.75% over the previous 12 months. For comparison, county-level data pegged home values at $590,000 in Miami-Dade County for the most recent reporting period. That number is expected to float around $600,000 in May.
Palmetto Estates had 9 new listings and 12 listings that went under contract in April, decreasing the area’s total available inventory to 27—down 22.86% from the previous month. Inventory is projected to have further decreased in May.
Of those 27 active listings, 29.63% reduced their price in the month of April. The median listing price for homes in Palmetto Estates fell 3.82% from March to April, bringing the current median listing price to $630,000. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose sharply year-over-year.
